I am a licensed agent in Kansas and Missouri as well as looking for my first investment.

I don't know a single broker who would allow an agent to wholesale while hanging their license at their firm. 

But at a $1.5M asking price, as long as you don't have to spend more than $300k in rehab (without raising rents), this is a slam dunk deal that should easily be financed  at 75% LTV by a "investment real estate-friendly" bank/credit union that is located fairly close to the properties.

There are plenty of jobs and opportunities if you know where to invest and where not to. 1.5 rent to market value ratio is pretty attainable and closer to 1:1 in nicer areas.

For example, I see newer investors attempting wholesaling or bird-dogging for other investors to generate additional income to invest.

Hello, I am new to the BiggerPockets forum and looking to purchase my first investment property this year.

I live in California but am looking to invest in Texas, Alabama.  

Of that 80,000 I average between into 600-1,000 per paycheck (biweekly) into a fund I am considering for investing.

we had a few left in our inventory and they each were sold to a house hacker.. great investment for a house hacker.
