This is something I have looked into we mange over many different jurisdictions of police districts in the Iowa city / Cedar Rapid. 

The reason you can't find it in Fresno is that we continue to appreciate MFH's rapidly. 

That is, the more assets one has (not necessarily more complicated), the less and less an AUM based fee advisor seems to make sense....unless the AUM fee percentage drops rapidly.

The point is that distressed areas have such prices because it is difficult to invest there, and areas that appreciated the most rapidly may well have peaked to unaffordable levels.I saw a podcast recently where it was claimed that high-end grocery stores like Whole Foods Market and Trader Joe's are a good indicator of a high-end neighborhood.

It is one of the most affordable beach cities in the country and the area is growing rapidly with the support of government and large investors.

Wondering if my numbers are accurate and if this is a deal worth taking. 3/2 1210sf in a C-class nbhd but in hot market that is rapidly appreciating.

@Aviv Berkovitch I personally haven’t invested in any property in Raleigh but I drive around delivering food quite a bit and I’ve noticed the Briar Creek area growing rapidly.

It is rapidly growing and improving, I'm really disappointed in myself for not buying 9 years ago when I was there when land was less than 3k for an acre and home prices were under $80k.
