I don't expect Scenario 1 to happen easily, but if we can have a couple conversations and spend a few bucks to get us close to that scenario, we'll be far better off than if we take a confrontational stance and motivate him to push us all into Scenario 2.In any case, we'll get something started tomorrow.

 These are the known cosmetic updates that are needed: Flooring Pressure washing Fridge oven & dishwashers Paint rooms and outside banister Fan blade missing and fan needed in other room and 4 fans outsideHardware for master bath miscellaneous Yeah I was  originally advise that I should be able to get 1100 in rent but after further research it's looking like I would be lucky to get 1000.

As for your issues directly we also had this issue and was told by judge to push as hard as possible and show proof you advertised to fill it and do so as fast as you can otherwise you will be the loser but you will be able to collect if you do on the rent between move in and rerented.
