Pete aren't highly rated so targeting families at a higher price point for single family homes doesn't seem possible to me at the moment since these house are more expensive and most families will commute to private, charter or magnet schools so location doesn't mean as much.

I probably won't book any place that does not have instant booking turned on in the future.If I am not mistaken, instant book is a search criteria on one of the platforms, and if you are not doing that, then your pool of potential customers is smaller by some degree.
