I own 2 units and manage another 2, we're seeing 5-15% vacancy across the units over the past 18 months.

I live in and invest in the Indianapolis Indiana and surrounding area and exploring the option of converting some 2 car detached garages into ADU's and just looking for feedback if people have done this is the past and it's  worth it.   

@Steven S. google Air Mac they service much of Northern NJ they have done work for me in the past and even fixed a past contractors error two. 

I was wondering if anyone had any information, they could share about their experience in the past year or two.

OR you'd have to do 2 separate transactions and incur 2 sets of closing costs/ transactional costs. i dont think its a bad play, a lot of people leverage one to help them expand to the next. another challenge you will have, though, is pulling something small like $50k out. most lenders rn have a $100k min. you might be able to find less but then fees/ points will be a little excessive. 

I have some association with Cody Sperber with past purchases and thought for a guru he was ok. 

My guest base has gone from (rough numbers) 70/20 (10 other places) VRBO/Airbnb to 20/70 in the past 5 - 6 months. 

If you were evicting due to non-payment then the tenant would be advised to apply for impact and then the government would pay for any past rent, late fees, and three months ahead.

Im tired of letting tenants bail out with unpaid rent and damages that exceed well past the deposit. 

I already own rental property not in an LLC and I have owned and sold others in the past.
