I have a background and education in Construction Engineering and worked in commercial construction for the better part of a decade while I was investing in residential real estate on the side.I've been in brokerage as a real estate advisor for the past 4+ years full time and I specialize in 2-4 unit residential multifamily which accounts for half of what I do (about 2 or 3 multifamily deals a month) and the other half consist of single family homes and condos.I grew up in San Diego and its all I know, I got my undergrad in Construction Engineering and Graduate degree in Business locally also.I am a big fan of starting off investing locally with low money down and that is how I personally started myself...I read a ton of books and listened to countless hours of podcasts but all the magic happened when I stopped reading and listening and started taking action.Welcome and feel free to send me a private message if you want to chat.

I might suggest listening to LOTS of podcasts and finding the content or people you connect with - that make sense and sound to you like they are preaching the truth/sound advice.

Is this accurate, as I have not encountered anything concerning 12 month seasoning periods, especially for cash purchases.This really hurts my turn-around and portfolio building timeframe if this has become standard (which I have not heard of a 12 month seasoning period during any research nor listening to any podcasts).Thanks!

I can't believe people still listen to the old episodes, that was almost 10 years ago. 

@Russell Brazil I had to explain this to numerous people this past weekend.

Since joining BP last July and listening to all of the podcasts, I've definitely caught the real estate bug.

I found a school that allowed me to download their material and I listened to it in my car.

Mountains, lakes, woodlands and the Tennessee River accommodate numerous recreational activities.

Or report the tenants to the proper department.If there are consequences when they are reported, then after numerous warnings & citations they may move.
