@Jaron Walling BRRRRing is something I truly want to take advantage of, but I fear I would need double the money for a downpayment and reno, at least in the beginning without equity from another house. 

@Shion Queen the best is to visit the places you are looking at if you walk down the street and fear for your safety you don't want to invest there, think of your area, there are probably locations you wouldn't want to invest, these agents are thinking like that and trying to give you good advice, but without a frame of reference you feel like you aren't getting a full picture.

We fear they might damage the property just to spite us, we have more than 10 months to go on the lease.Question is - how much is a landlord's responsibility to please the tenant and should the tenant not show some courtesy by not constantly nagging us?

I believe it is the most underutilized loan program, but I can understand the fears of the unknown.

This seems appealing too, but I fear the initial outlay of an Arlington property + ADU would be damn expensive.
