My intention was not to beat you up over it, only to declare publicly to others that might be reading this post that in the absence of these documents, you should think twice.

You could probably do this on your own but most of these documents are 50-80 pages of legal provisions - you'll need articles of incorporation, bylaws, a declaration and possibly other documents and they all need to be recorded.

I require my clients to issue a statement to themselves declaring the distribution of $xx per share.

Sales price, as well as list for metrics posted, declared NOI in listings.

I don't know of any meetups those days, besides being the July 4th weekend, it may not be the best timing for a meetup - family time, vacation for many :-)In my opinion, you can't declare an area Grade A through D just based on the school district.  

@Jay Hinrichs , while I understand that you wouldn't want this from a half-baked buyer like some of the wholesalers, is there anything illegal about filing a declaration of having a contract, that has to be closed by a certain date? 

Use of funds is declared for tax purposes and your repayment schedule.

If you declare that you are using your student loan as down payment on a property, any conventional lender will not accept that path.  

I think my association is trying to pass a rule so I can no longer rent out my unit (I am currently the only rental).I read through the "Declaration of Condominium Ownership" and Bylaws and there is no mention of rental restrictions except a "first right option".  

The informed investor / rehabber accounts for the time delays, obtains permits, passes all city inspections and proudly declares it in the listing.
