I have friends on the police force who say they're going to start putting pressure on the owner due to the 3-4 year history of issues and the recent bust on the property.According to neighbors (and my brother), the house has gone off and on the market over the span of the last few years.

However, as a *good* REI, your responsibility is, like Jordan Thibodeau says, to do your own due diligence, run the numbers, and determine if the investment is good or not.Specifically, I think the most important things to pressure test are 1) the expected rents, 2) any rehab or fix up costs, and 3) property fair market value.

.$2,700 for granite -- I could have gotten builder-grade granite and kept the old top-mount sink for $2,200, but decided on exotic granite and a new under-mount sink.$3,000 for painting -- the foundation is under a lifetime warranty, but the tenants didn't bother to water it, so it had to be adjusted and the walls and ceilings had cracks.

To be fair, the noncompliance of noticing and eviction clause was added to law because of pressure from holdover tenants after foreclosure in California.
