Hi Mark and Wife ( I didn't catch your name on your profile),Since you're interested in renting out both spaces long term and living in one of them short term, I would suggest going with a medium grade and quality material, with the lowest maintenance possible.

While this could be a door, it is most often an egress window {minimum opening area of 5.7ft^2; min opening width of 20"; min opening height of 24"};- {by the IRC} a minimum size of not less than 7' in any horizontal dimension and no less than 70 ft^2 of floor area.
