A home in a medium income part of town that is safe.

I am currently looking at a property that has 3 bedrooms, 2 bath, 2 car carport, 1 car garage, and a medium storage shed.

I think providing housing, especially for medium and lower-income people, is a noble thing to do.  

Hi Mark and Wife ( I didn't catch your name on your profile),Since you're interested in renting out both spaces long term and living in one of them short term, I would suggest going with a medium grade and quality material, with the lowest maintenance possible.  

I usually opt for windows a little above medium quality. 

Use a medium that gives you ownership.  

I am however a big fan of continuing to learn from valid mediums.

While this could be a door, it is most often an egress window {minimum opening area of 5.7ft^2; min opening width of 20"; min opening height of 24"};- {by the IRC} a minimum size of not less than 7' in any horizontal dimension and no less than 70 ft^2 of floor area.  

Check small local banks or medium banks that specialize in construction funding.

If there is any NWI investor's out there with stake in medium to large size (200 units +) apartment buildings or communities I'd like to hear what type of property it is and what kind of cap rate you're running at.
