I would definitely consult with your tax advisor to make sure that you didn't have an agreement prior to marriage, or you chose to report the property specifically as your asset, either one of those could change this situation.With that being said, there is currently no limit to how much you can defer in a 1031 Exchange.

Marriage ultimately doesn't really have that much to do with the qualifying other than establishing residency and what tax return the property is reported on. 

Many of you guys put off marriage, kids, hobbies...investing in real estate until your student loans are paid off.

First, make sure the husband has no legal claims to the property, either by deed or by marriage/community property rights, and that he doesn't need to sign Anything.
