I would NEVER choose similar portfolio of REITs over those managed by experienced investors. 

I will add that the rental prices of condos tend to be more similar to multi-family housing than SFH and in the greater Phoenix MSA a lot of new multi-family units have been built in the past couple years with more on the way, so rents have softened.

I did a very similar house hack here in Columbus Ohio by buying my first 4/2 single family house and renting by the bedrooms. 

All their AirBNB reviews are similar.  

I assumed septics would be similar.

I thought maybe there is something similar to an exchange for this.

I was told that a second investor offered a very similar amount.

This change makes it harder to use large deposits as a protective measure, which might explain part of the difficulty landlords are facing in managing tenant risk.As for the post-COVID surge in applicants with problematic rental histories, many landlords across Baltimore have noted similar patterns.
