Since a lot of urban markets have implemented strict regulations within the last few years, most of this investors purchased their STRs in non-urban markets, increasing competition, decreasing occupancy rates and driving nightly rates down in those markets, just as they had done in urban markets before they were regulated.Anyone who purchased a non-urban STR based on 2020 & 2021 STR occupancy & nightly rates are facing a harsh reality today.

I wouldn't say blackmail as that's a bit harsh, would more likely say help promote just like how any business owner would promote their business by asking people to like their Facebook page or give a 5 star on yelp/google in exchange for something of value.
