I feel like houses are about to start really appreciating.My question is, should I buy a home w/ 5% down, get a larger amount of real estate for my money and hope for appreciation which would hurt my monthly cash flow a little, monthly maintenance would cost more, it would cost prob $15k-30k cash to furnish it.

If I new how to put pictures on the threads I would send you some of ours you would be astonished to see the resemblances  .I am currently building out in the Oregon wine country and we did use the attic space for bonus room.. by simply changing truss design.. we added 700 sq feet for about 11k.. added cost of truss's got the framer to just do time and materials building the stair and framing in the room..

@Chris Adams you're probably right that in your area it is different than in Georgia.With that said, in Atlanta the water company is also owned by the city and the law here states:(c) A public or private water supplier shall not impose a lien against real property to secure unpaid charges for water furnished unless the owner of such real property is the person who incurred the charges.

Since the tenants are staying in the property it's implied that they are going to pay rent.I would automatically tell the current owner that you'll need signed leases to furnish to the lender, and make sure the existing tenants are in the know about why you're asking for them to sign a lease.
