It's not like you can just raise the joists a foot and secure them to the 2nd story walls.

So you are getting $1400 on a 1500  square foot place?

One foot in front of the other!  

In my market, a full renovation, high quality, can be as much as $200 per square foot. 

With that being said gentleman, i appreciate the feed back, i'm trying to get my foot in the door and have been doing minor research on how this all works. i have an investors mindset with a limited knowledge of the business.

Most are just on cinder blocks or footings instead of full foundations which is very rare for the Northeast.
