We plan to come back live in it the other 6 months, fix it up more, repeat that process until we can find another deal that makes sense for us. 

I find that depending on the market $300-500/mo are fairly normal and if compared to what you would pay with a single family home on some utilities, maintenance, and management, it's a good deal.

I really feel this is helping people find affordable rentals.

I find that managers are somewhat reluctant to cut rents because they have an interest in maintaining income across the market, even if that means your property sits vacant. 

If they cannot afford the security deposit, it's best to just find someone who can.

Unless the property needs work and the seller is desperate, you're not going to find a seller willing to do any sort of seller financing on their end.
