@Jay Ben, the class rating system is generally subjective.For properties: things like age and amenities drive the rating.  

In addition, a personality assessment is included, and helps you understand what's driving your behavior, financial decisions, and then how to leverage that and select a financial strategy.

Some of the streets are less desirable because of the slope of the road/sidewalk and all the locals know you can't walk or drive on that street in the winter....something you don't know as a out of town investor.  

Pretty hard for us to give you an ARV from 1000 miles away - your specific local area will be what drives the ARV. 

I always wonder because the more people say an area is great to invest in, it seems it will drive up supply of houses.

Many hosts think CSAT (customer satisfaction) is a one-time event to drive 5 star reviews.

If you build a 200 unit location of 10/15/20 drive up access it will be worth $1mm day one above your cost.  

I only invest in regional drive to markets that are tried and tested true vacation markets.

I am fine with a short drive on dirt but not for too long a stretch. :-) If there are any sites you recommend to do more research I'd really appreciate if you could share that.I am also thinking I might need to check with San Bernardino about zoning though I was told that they can sometimes be a bit more lenient than other parts of CA?

Visit your family, drive around, get a feel for the area and you'll know.
