In NC it's an opening min. 24"high x 20" wide with a sill no more than 44" off the floor.If it's a quick fix to enlarge a window in a room and call it a bedroom it would be worth it.Hope that helps-John

= LTVSeems you found 15 lenders to lend in your area of RE, not that you have a banking relationship with all 15, so they are making the offer so to speak.Selecting a bank to do business with takes some time as well as investigation.Understand that all banks will have a "lending area" generally no more than 30miles from a bank location, that's why they spread out in smaller communities to enlarge the service area.If you'fe going to be doing business west of Austin, I'd say a bank that is close by and not on the east side of Austin.

A more "advanced" technique of using the S Corp for tax income benefits applies when you aren't dealing with passive income, i.e. rental income.Consult the professionals, but just leave it as the default in which case you will be a disregarded entity (for Federal purposes) if a single member or just taxed like a partnership if multi-member.Lastly, long term investing with a legal entity provides no tax advantage unless you are investing with a non-spousal partner, and even then you normally don't need to or want to elect another tax status.Good luck.

I do not send letters because I do exactly what Rick said and do my title due diligence before reaching out and look for the best deals and the low hanging fruit, then I skip those people using my own techniques which I posted in another post. https://www.biggerpockets.com/forums/93/topics/290841-ugly-abandoned-house---where-can-i-find-the-owner I call these people personally as these deals are golden and get probably a 50-70% closing rate by solving problems.I hope this helps.
