Like any developing country, residents often do desperate things to stay alive such as robbing, killing, kidnapping, scamming, fighting with machetes in the streets etc. which doesn't often involve tourists or expats directly but can be disturbing to witness.

It's an ongoing 'liability' you don't need to accommodate.Bingo.Liability out the wazoo.More noise.More wear and tear.More traffic/parking, people walking by, noisy kids, etc. potentially disturbing other tenants.And, the most important one again... liability.If you choose to keep this tenant for some reason (you like living on the edge?)

I was under the impression that anytime you disturb lead based paint, which would include ripping out drywall with lead based paint on it, that you had to have a special contractor come in that is licensed in this area to remove it and it can really destroy a budget.
