Generally it would be "capitalized", i.e. set up for slow depreciation which does not benefit you in a 1031 scenario.

The bill proposal is in its early stages so I won't pretend to have all the answers, and I agree that subsidized housing initiatives need some work. ya good point on infrastructure.. they could raise the funds using double tax free Muni's it was common back in the day when we were developing in CA.. to use bond issues for public improvements that had federal tax bene' they are expensive though to put together usually 200 to 250k and that was in the 80s.. by the time you get apprasials and Bond Council etc etc..

It was removed about a year ago to avoid duplication with the newish "Find a Lender" tool - you would be required to utilize that or go to the Classifieds Forum and post the needed scenario and have lenders be able to come to you directly

I have some vision in my head (which may not be based in the real world and change over time) a scenario where I sell my current house and use the equity to put a down payment on a smaller home or even rent for a short time, using the remainder of the equity along with some savings and if needed, family investors, to purchase a value add quad that I can reposition and roll into a 20 or 30+ unit property in the course of 18-24 months.
