My goal is to scale up over the next few years and add another 10-20 doors.I ran across someone that is saying they are building quadplexes in the same town in Texas as my current rentals there, so I have some support system there.High level this is the idea on the deal:4 units constructed as 2 duplexes on one parcel.1250sqf 3/2/1 units$650k sale price, CME is $820k according to builder, will have a independent CME done if/as I move forward.Rent per unit is $1750 based on the other quad in the developmentBest guess at this point is about $16k/year cash flow at a 9.5% cap rate.Builder is a sister company of a established company in a related industry that has done "some" builds before but not a lot.

I've primarily taken past 8 months off as I was dealing with moving to new city/company. 

I still use the checklists/grading system for staff evaluation.Such a good book, we run our company off of the EOS

I've been thought about hiring a PM company for a while now but I've decided to keep the management in-house.I think it's important to start delegating out the low dollar per hour tasks.

good company I have used them in the Sacramento CA market as they are SF based or were when i did my deal with them..

However, due to the whole area now being deemed by insurance companies as a "fire-risk" zone, I can't find a single insurance company to put a STR endorsement on a regular home owner policy up there.

But I would imagine the credit card companies would start to restrict me at some point.

My best  success seems to come from tenants that go to a job where they work for a company.

There are eviction companies that you hire a crew. 

What local cleaning companies did you use and were they reliable?
