If you have some reserve cash, offer to make minor repairs to get the VA appraisal to pass, and pass on most of the inspections, but check out the house during the walkthrough, (ask your agent questions,) and look for items that you can add value.We have an investment group and owners association in town that had monthly meetings, (network and find a local mentor to bounce ideas with).Good luck, follow your gut instincts, due diligence, and advice from those professionals that you add to your circle of trust.

I have no patience for incompetent and dishonest loan agents and processes where they keep asking for you to submit the same documents repeatedly, and the fees are different than quoted, and then you get bounced from one agent to another, or they are not responsive to communications.
