I'm mostly spitballing with that idea for the groups, and I think they could easily be free, and community driven - X amount of posts, Y amount of Votes, Z amount of investments (Dollars + # of deals).

The answer for me is usually something like I would have to have X% vacancy AND burn through Y months of reserves AND not be able to sell my property for Z% discount to current value AND I'd have to lose my job AND ... each AND is usually its own exit strategy and the more ANDs I can throw at that sentence or the larger X, Y, & Z are, the more recession proof ... of course, there is always a scenario I could come up with that would bankrupt me ... if there is a zombie apocalypse, then my REI portfolio is going to take an unrecoverable hit, but its going to have to get through a whole lot of ANDs in a row to get to that point.

I haven’t tested it to see if the hub still pushes the command to the lock if the Internet drops out, but since most of these systems are all operating over a standard Z-wave protocol, I suspect they would.

I need the right Deal to show my investors, and I need the right investor (Dollars) for the Deal.I work the system backwards meaning if I know what my investor is looking for like a value-add deal in X market, their return and cash flow requirement of Y, and their amount of capital to invest is Z, I go shopping in the market to find a good deal for the investor.
