Very few lenders are willing to do rehab loan only, and if they do, they want the first lien position, which means the seller has to be in a junior position, which the seller probably is not willing to do.

We always do a prelim search before the offer/listing....this helps you be aware of junior liens, and how to better structure the offer (i.e. $5k lower offer due to having to kick in $5k to a junior lien holder).
