That's not to say you don't have to work hard with a fairly steep learning curve, but the risk of lawsuit goes down significantly (especially if you also communicate well and follow through on your promises).As far as taxes go, I would recommend you check with a CPA; however, I've found that the additional write-offs, etc have helped me on an annual basis overall.

Subsidize the first month's rent as promised, cash up front, if you need to.

It came down to the wire, but he got approved and I got my promise to pay from the society yesterday at 4:30. 

Note: I'm primarily a buy&hold investor, primarily interested in the cash flow and passive income (and tax advantages) rental properties provide and not so much in the appreciation promise, with a very long outlook (current exit strategy is to pass them to our heirs).

When we were looking 2 years ago, buying was an option, but the market is too hot right now for us to afford.It's a challenge locating a promising place while not local to the property, and that's why I'm turning to a trusted resource - BiggerPockets!

Basically just a home evaluator, but they promise 5-10 leads per zip code. 

It took sometimes to convince her and made a promise that i will buy an actual "house" in the next 3 years or so.
