Without severely underbidding them it isnt even cheaper than the current dual rent total.

Since you are an investor agent, do you feel the dual role is worthwhile?

Right now, we have dual income coming (me and the lady have decent paying jobs) in and either one of us could handle all of our living expenses with one of our paychecks if we had to.

I would run dual 40gal gas units.

Also we do not do anything with OWNER OCC thats where all the issues come from with Dodd Frankenstien etc.. we want solid payors with dual income streams one solid borrower and two rents at 2X or better of the note payments and many are 3X or more.. that is what makes a solid note. you have rental income then you have the owner of the rental with 30 to 50% equity in it they are not going to let it go over a 250 mortgage payment. 

Plus we have lead inspections here in the city and windows are always  problematic for creating lead dust from the rubbing motion of moving up and down.I replace them with dual pane replacement windows, though not always low-e and argon gas filled.  

If you are careful when you finish the space, you can make it dual use, so that if someone doesn't want to rent it out, it can just become a lower level living area.

Far and away though, the best line of defense today for fund security are segregated, dual signatory FDIC insured accounts.
