I even had a buyer lined up for the place as well for when the repairs / renovations were atleast 50% or more done.Also forgot to mention that their own system often has wrong or outdated info on the properties as well.As you can see I could go on but I dont think a book is needed haha, but this should give a good exampleSorry for the long post and poor formatting on it

Make sure you dig into the podcasts, books, webinars, YouTube videos and finally a local meet-up to network in person locaclly. 

It is not difficult to debug the future from their investments using their own website.most STR/LTR syndication that had strong presence should be :- working in local niche market only- has five to ten years experience- had open book / track record mentality- the audited financial statement should be available to understand the business.STR market itself is very risky investment in my opinion, now you add fund/syndication then you have double big problem.one out of five hotel syndication is going for bankruptcy in the last two years , and we expect STR to survive ?

Friends of mine do really well with cabins in the woods there, and stay pretty booked in the winter (for low rates of course), but they've had the homes listed for years.

I have bought and sold over 1,000 properties for my own inventory, and did Bigger Pockets Podcast #82, and have spoken coast to coast from Manhattan to San Francisco on real estate topics, and wrote a book on my experiences.So I can't say I did it all on SFH, but renting houses has been a big part of my real estate investments since I first started investing.

It was recommended in Brandon Turners book Managing Rental Properties.

Everything was permitted correctly and done by the book.
