@Kurt McDowell  Visio has taken me out of a few of my deals they seem to be on the ball. as for the OP  you can't have your cake and eat it too... if you want cheapest rates least leverage you have to pay in time.

Also since I was an underwriter the RE license is a piece of cake for me.

If you stumble on a deal, that should be icing on the cake.

On what planet do random people get money for nothing when you are the one who had to go through stress/attorney fees, etc...Going through courts is not a piece of cake...You are the one who should be getting the money
