My first suggestion is to get them to write down an investment strategy. 

Now this is an annual thing (for all new properties).For rough math, you can generate a tax write off about 15-20% of the real estate value: one a million you can expect a $150k to 200k write-offs.

This should put in writing what the fees will be.What is your maximum LTC and LTV?

They look at the property when they are able and can write on the property at that time.

I would spend hours on the phone assisting them with their deals, I’d write all their questions down and then sit with Dave and the other PPR partners, after work getting their answers.

However, at the time, I was so raw from my experience with Lee Arnold I couldn’t talk or write about it.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I'm just going to write up an addendum to terminate these addendums.
