These are all STR communities that have similar amenities, close to Disney and have various sized homes that do well in the STR space.

Can work out very well. you just need to make sure you and the owner/seller are on the same page. 

I'd look at that as well as the Zoning Ordinance and Subdivision Ordinance, which every Pa township, borough or city has, or if they don't have those docs, they are covered by the county codes.
