I am going to look into the lien wavers like others have suggested.

I read it had v high crime rate...not sure how that would impact me as an investor yet though (I'm wavering between self-managing and using a PM). thank you

If there is a right method I most certainly have not found it yet- but I am sticking to my buying criteria and making sure not to waver from my perspective of what makes a "good deal".

We are being very diligent with our screening and background checks and are not wavering from our minimum requirements.

Do I have them sign a waver of some sort?  

I will get a copy of the engineering report, copy of the lien waver and permit.The wall looks ugly now but will look much nicer when it's painted.On the main level, the ceilings in the 2 front bedrooms, hallway, and living room have been painted. 

Especially if it will benefit your future RE investments (That desire is one thing that hasn't wavered for me since I was your age). 

It has worked very well for me and I haven't wavered or looked back.  

The only other option I would have offered would be if they pay full market rent and sign a waver against any lawsuits.

When your business income wavers:1) A paid off home will have no mortgage, but your lack of income means no insurance payment, no food, no utilities.2) A good investment means you still have a mortgage, but your extra income pays for your mortgage, insurance, food and utilities (or at least contributes so you can ration and survive).So... which one is "safer" for a business owner?
