Imagine if rates dropped to 3% all of a sudden, the market would be flooded with wanna-be investors without a clue and you would have trouble finding any kind of deal.Don't wait any longer, time to strike is now....

It is important to strike a balance between immediate cash flow needs and long-term wealth-building plans.

I don't like the idea of taking advantage of anyone, but personally if I found an opportunity like this I would understand the reality of the situation is that if you are able to make a favorable deal, so can anyone else in the market, so might as well strike first and be more reasonable during the turnover process so you can sleep well at night.

It strikes me odd that there is no common tool that facilitates escrow between renters/landlords for these transactions.

I have been striking out in underwriting with 30 yr fixed rates, the math just isn't working out for me to make any cash flow and the debt service monthly expense is wiping out any NOI and thus my yield. 

If you didn't do your chores you got a strike and had to do them and buy everyone beer.

Better to hit a safe double than strike out looking for a home run.  

I’ve implemented a 3-strike policy, 1st strike is a verbal warning, 2nd strike is a written warning, 3rd strike starts the eviction process for smoking in the units.
