Hey @Morgan Iacolucci, @Pat Aboukhaled has some great insights here, and I really agree about locking down that buy-back clause right away.

You'll need documentation of the cost to replace, hopefully, pictures from your cleaning team before their arrival, an owner's closet with lock for supplies, and limit the number of supplies you provide to a determined number.

When we built up the triplex, we set it up so that each of the 11 rooms can be rented out individually (all BR, except 2, have their own bathroom behind an electronically locked door).

I guess it triggers the "sunken cost fallacy" part of their brain.

If I find a deal on an area I would consider living when I move back I would like to be able to pull the trigger and possibly refinance into an owner-occupier loan once I move back to the US.  

In the end my tenant received a reward for being respectful to my property and I am now have this unit locked until next year with a small dip is gross rev!.

Found my deal on Zillow, ran the numbers, pulled the trigger and flew into town to do some of the work myself with the help of some family with experience fixing houses.

if you're in St Pete frequently you'll need to turn some of those vacation trips into work trips - networking, building a team, and trying to find a distressed property.but the trick is then going to be moving quickly if either 1) a distressed property hits the MLS (unusual, but not unheard of) or 2) a distressed property comes to you another way (from your network, from a wholesaler.)how you will move quickly enough to lock it down and buy it, if you're in RI? 

We don't specifically ask for them to "close" but we do ask for them to lock the door behind them. 

Additionally, they have another property which has appreciated in value, carries low interest rates, but has negative cashflow and essentially feels like it just locks money away.
