I have been a part of companies as a W2 employee that literally one day they walk in and shut it down because the day before their funding dried up, or their was some negative news. 

Local investor meetups are also a great place to find a mentor and just talk to other investors in your market.It can be pretty scary buying your first deal, but at some point you need to pull the trigger if investing is truly what you want to do.

Its persistence, jumping on the research and numbers fast, and being ready to pull the trigger when everything looks good.

That could trigger your due on sale clause and force you to get a new loan.

No trigger will materially change demand: What's notable about the last two and a half years is that rents have largely stayed flat.

I'm thinking that repairing the plumbing leaks and getting the soil dried out could be a permanent solution.   

After a couple of years of treading the path to frugality to build this financial runway, I've networked with the greatest people who made this all happen, of course, it took the strength, determination, time, etc to place myself where I am today but, without the mentorship of my two great mentors whom I wish used BiggerPockets so I can mention, I don't believe I would have made it thus far relying on some whimsical dream that this will all pan out accordingly, thank you for everything Greg and Lashawn.In addition, I would like to thank Bigger Pockets for connecting me with the greatest realtor @Stephen Schmitt Who took my dreams and aspirations to the core when we first connected and spoke about my future goals to replace my W2 job for financial freedom. within three months of me deciding to pull the trigger and get pre-approved, we found this killer cash-cow that apprised over purchase price!!! 

You just got to pull the trigger and learn as you go and adapt as issues come up.

On the advice of the fireplace guy who did our last cleaning/inspection, we sanded down the brick inside and painted it with the high heat black paint, and it states in the lease that they may use a fireplace-style candelabra if they'd like, but any other use will trigger all the rules in the Fireplace Addendum.   

Sure enough the rehab ran over budget (we had a large contingency that was used up -- some due to contractor malfeasance, some due to pulling the trigger on big repairs like a new roof) and the revenues were right around expectations, maybe slightly below.
