Besides the obvious ones of no room in schools, traffic, there's ones not often thought of, not enough electricity in the power grids needing more transmission lines, or water pipes to supply water.

You would want to ask what quality checks are performed (framing, drywall, punch, etc) also ask for any third party inspections (building envelop, geotech, water erosion plan, etc).Usually for 4 units vs single you are going to have fire assembly differences - 1 HR- 2 HR rated and/or sprinklers requirements and sound transmission requirements - beefed up walls and floors.If you have additional questions DM and I'm happy to help.
