The good tenant's lease is almost up and I know he's just as irritated being their neighbor.

I mean we lost about 20 thousand houses in Wild fires last 3 years.I say we because I was born and raised in Northern CA and Silverado Country club got hit and lived there for 10 years 30 to 40 of my fellow club members lost their homes these are all 2 to 8 million dollar homes.they are now left with lots that take thousands to clean as they are toxic hazards.. and what i see is many even though well insured and many had their homes paid for.. they are just taking the insurance money and put the lot up for sale.. so we made an offer on a few lots in the 500 to 600k range with the idea to build a 3k sq house that will sell for 1000 a foot. so 3 million.. over in Coffee Park in Santa Rosa were 6k houses burnt down.. same thing many are not rebuilding this is basic starter housing in N Ca at 650 to 850k.. so lots there are selling in the 150k range.. although we believe there is going to be a flood of lots since many are taking their money and moving on.. 

I avoid high tension power line routes and toxic waste dumps areas and industrial areas and light manufacturing areas and main highways.

Had some other guys that didn't want to pay their full rent, and were being generally irritating. 

As you know, the Pittsburgh standard treatment that tenants get here is having a thick lease thrown at them by a property manager or landlord who looks at their watch and sighs in irritation if the tenant should have the temerity to want to actually read what they're signing.

I heard that you can never truly get rid of the fungal because it is on existing wood and black mole is very toxic.

I've found way more note deals in the past month or two than I have money to buy and I don't have a fund.Sorry I don't mean to be harsh it has just been irritating me lately.

If the PM  has to ask the owner fore permission for an expense every time, it can delay the repair, irritate the tenant, and make it difficult for the PM to retain tenants and uphold a certain standard of service.  

Thelonious JonesWhile I do not recall any real fears about becoming a landlord, there are things about which you become more relaxed (or desensitized) as time goes on.In the beginning, I use to get too irritated by messy/dirty/careless tenants, particularly in freshly rehabbed units.
