I need some tips for investing when your immediate home is a HCOL area.

Unless new companies move into town and create replacement jobs, all that will remain are lower-paying service sector jobs.

Planning on doing a light reno to replace carpet, repaint, etc.

Looking in the Texas area for my first deal of 32-64 unit MFH. If anyone could include what to look out for in a good deal and a bad deal
