Hi thereNeeding some guidance if I should run.I am in due diligence on my 2nd deal and the sewer inspection found 3 areas in the sewer line with very tiny roots. 2 were little nubs and the 3rd was like a new growth on a tree.

It's hard to give an answer without knowing your tenants, how many of them there are, what amenities are in the area, and more.If you had 10+ tiny apartments, a game room or fitness area may be attractive.

Fresh cracked dungess crab was 25 for a one pound container for years.. it flew up to 50 bucks.. there is no shortage of dungess crab in the Pacific oceans .. its down to 35 now.. but still high.. the meats the same way most all went up at least 50% and have not dropped.. chilean seabass was 15 bucks a pound went to 25k and has stayed there..

It's a declining biz model.....the city is trying to crack down on them, and insurance co.s are pushing back on the testing charges (which is where the profit is).

Based on not having water, roads, etc. you could still do a tiny home or RV space there if you put in electrical hookups and a septic tank.
