So, you’re at someone else’s expertise, decision making, experience, analytical skills, information flow, managerial capacity, oversight, etc.  

You'll also have to pay a decent monthly payment to seller and negotiate how much is credited towards the future purchase.Other than all this, your screwed and should have done better homework:(- On the bright side, look at how much you've learned in a short amount of time!

You'll definitely need more time to get things processed.

With 20 years experience managing my sfr and as a property manager for a broker and a bank, this switch into ABNB has been a learning experience.  

Most of the time I do the BRRRR strategy and I have scaled to 9 doors now, one of which I'm planning to flip.
