Three Months ago, low to mid 6's were available.Rates are going to continually fluctuate but if you have a way to earn 10+% on your capital, the TIME you are not using it is going to cost you way more than the extra .5% per year will.You are walking over dollars to save pennies if you are waiting for the perfect rate, half of the people who held out on getting mid 6's were waiting for high 5's.

Another option is a DSCR loan where some lenders have shorter seasoning or waiting periods- I've seen some that are three months which can make a big difference for an investor getting cash out of a deal and using it on a new project.More info on DSCR loans: DSCR loans won't use your income to underwrite the loan.

As of 2 hours ago (1:00pm PST), there were a total of 7 fires:Pacific Palisades: over 27,000 acres burned, contained 11%Eaton Fire: over 14,000 acres burned, above Altadena, 27% containedHurst Fire: 800 acres, San Fernando Valley, 89% containedThese fires are contained:Lidia Fire: in Antelope Valley north of LAKenneth Fire: west San Fernando Valley, they suspect this one to be arson, suspect arrested (saw on one news report)Sunset Fire: Runyon Canyon near Hollywood HillsWoodley Fire: in Sepulveda Basin and San Fernando Valley @Becca F.: Any idea how far south the potential for Santa Ana or similar winds goes?

To sell one of my investment properties, it is a single-family home that is valued at around $65k and no more than $70k, I have tenants who live in it for about three years and pay $950 a month in rent. the house is free and clear.
