The problem they left the house in mess so is what above normal wear and tear.

Upon move out and receiving a portion of the security deposit, we were charged an over $400 cleaning fee in addition to some normal wear and tear items because they exceeded the apartments self calculated normal wear and tear allowance.

Hoping to buy one property by the end of this year, 2 next year and to scale up.Neighbourhood: Class B or C+ neighbourhood.Rehab: Comfortable with cosmetic and upgrades to the property but not a whole tear down gut job. 

It is difficult to maintain, it scratches, it warps, it stains, it needs to be cleaned with cleaners made for wood floors, pets tear it up, it transfers noise, it shows wear patterns, etc. 

As so many local landlords get burned by market rate renters.. they then go to section 8.. or whatever other Jackson housing authority subsidy. leases are for one year.. so you have your inspections every year and wear and tear is an issue. 

That is not a wear and tear issue and that is not an issue related bad plumbing.

My recently departed tenant's deposit was not enough to cover all the repairs (repairs NOT due to normal wear and tear).

It's probably easier to tear garages down and start over, but I climbed out of that rabbit and stopped researching it.

I understand a small drip or two would be normal wear and tear, but a stain this large seems excessive?
