To be quite honest I am worried about networking and finding a mentor because I am nervous I am going to get swindled or get pushed into doing something I do not want to do.

There are con-artists in this world who make living off of swindling people such as yourself.

I know several contacts have been swindled by unscrupulous people charging for our free POFs.

His reasons for selling are valid so I know he's not trying to swindle but I believe he's not going to say no to getting more than its worth.

I have found four companies which appear reputable, though I am "green" to HM lending and apprehensive about being swindled, one way or another.

@Sylvia B. usually if you look at he copper and electrical fixtures you will see dark corrosion....of course someone can swindle you and replace all of the corroded looking ideas..also supposedly you can smell the sulfur odor at times...and if all that fails you can hire someone to test it

Wholesaling seems to fall in a legal grey area, and with the number of guru-influenced wholesalers out there at the moment who are swindling people and marketing properties in manner which likely violates state laws I wonder if it is only a matter of time before wholesaling comes crashing down in most states.I read in a book titled Secrets of buying and selling real estate -- without using your own money by Robert Shemin that one lesser used method for wholesaling besides double closing or assignment of contract is to secure an irrevocable option to purchase a property.

I don't condone swindling grandmas house for nothing but at the same time, I'll pay $20k for a $100k house that they need to sell and can't get it done any other way.
