I'll keep this post short and sweet: We are currently buying two properties under 50K each, but total purchase price for both properties would be 80K.

It's a 5 year ARM loan package, 80% LTV (appraisal value, which is sweet).

But our sweet spot is 28%-31%, this is where tenants have the most stability.

But the real sweet part of it is that the rise in price stayed way up there and lumber dropped back down.. so we made it and continue to make a better profit on the last 30 houses..

From the early days we've taught people to use our stock content as a guide... if you're looking to only do PPC, sweet... just add in your credibility and you're set.. no huge need to customize the content a lot because it will convert well out of the box.

And while I am not against investing in Mexico, DR or Columbia (I've heard some great things...) there is a sweet spot as an American investing in an area that I don't need a passport to travel to, and that uses the same currency, and feels safer because it's part of the US. 

The sweet spot is 25% down but products were showing with 10-20%.
