The job market is more diverse and growing faster thanks to companies like Intel moving in, which typically means more stable property values and a broader tenant pool.

The higher the cash ROI the longer the wait because there are fewer of those and you’re likely competing against a large pool of investors like me.  

Now CA. it can take 6 months to a year to get a cutting permit and you have to address all environmental issues in your application up front Including Hooting for Owls and Indian artifacts along with other species that could be endangered or Vernal Pools etc etc.

I think pools also factor in to summer rentals, if you don't have one that will hurt you. 

My guess is there entire client pool are one and done investors from out of state. 

We're in sunny Florida, buyers want the loan paid off and there is a $0 increase in home value. 

So your renter pool could be limited.If you like that price point, I would suggest going a little further north. 

Both of mine have pools and for this reason rent better with better people.
