Anything can happen like the stories I see about people's property taxes suddenly increasing by as much as 450%.  

Is it me, or does anyone else have a sudden hankering for a McRib?

Come even the slightest ripple (an increase in property insurance, an unexpected repair, etc.) and suddenly you're drowning in a sea of negative cash flow.Also, are you including both professional property management and vacancy in your operating expenses?

Generally, if it was due to sudden damage, the cost to bring the roof back to the same condition using the same materials is not a betterment.  

It absolutely would make home ownership more achievable for those on the margins of feasibility, and these credits have historically surged home sales.

The pandemic-era surge of new investors has subsided, leaving behind more experienced investors who are carefully evaluating opportunities.

Also, keep in mind once the rates start falling this fall, in my opinion there is going to be a short lived surge in purchases from pent up demand that people were waiting for.Hope this helps.Also, if you are looking to keep more of your RE Commission DM me, I'm a Licensed Broker in Texas as well.
