@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

Perhaps do a case study with a hypothetical deal you think is typical for what you are looking at and compare it to the alternative investments you might use and their expected returns.

In addition to other tax strategies like a cost segregation study on the fully rented out house.

I just read a few other posts. if you don't know the difference between "eviction and notice of non-renewal" you have a lot of studying to do if you want to manage a property.

Tenants in many markets already believe they pay too much (contrary to recent studies that show rent to property values have never been lower for the large US cities).If my insurance costs are not double my current rates over the next couple years, I will be pleasantly surprised.  

It was only after this period ended that I discovered the problem when I encountered difficulties obtaining home insurance.
