I get what your saying I was employed in the late 80s by a big syndicator in SF who had over 250 different apartments  senior housing student housing shopping  MHP and i headed up land development for them..

Most of the easy "lipstick on a pig" transformations are gone - you're often looking at more serious rehabs to make the numbers work.That said, we do have some advantages: strong rental market (lots of students, young professionals), still relatively affordable deals, and good appreciation potential in many neighborhoods.

Just like this new wholesaling law.. you will have many listen to wholesale gurus who will never mention which states have these regulations they may make a small mention about legality but they will take the money first and worry second about their students.

I was a student with these guys for 2 months, yeah, I actually signed up, Curtis sold the heck out of the program to me.

Just because a technique for acquiring or earning money is popularized by gurus and practiced unethically by the gurus students does not mean that the technique itself is a scam, unethical, immoral, or that the participants aren’t honest.   

Damn, I hate the democrats and their stupidity of pushing everything for free (free healthcare, forgiveness of student loans and debts, free rent), etc.

The college has lots of students, and the surrounding areas have some wealth.

But there's also lots of people out there that are being dishonest and not following through on their promise to their students, which in the end just hurts the investors themselves and other investors that are considering coaching because they assume everyone is the same. 

I assume it would be easier to offer student housing before the spring semester, but I don't think I'm ready for that.
