I am all in agreement that deals can go bad, but I have never heard anyone ever have a good deal with someone and the sponsor takes no accountability thats problemmatic.We are also starting to see the other shoes drop with people associated in these inner circles now have exited the space or are in financial/legal trouble.

What I can say is that the headlines about the difficult tenants and rent restrictions cause issues or a small fraction of property owners - but you'll never hear about the 99% of cases where tenants are paying on time and respect their landlords' properties. if I'm in your shoes, in terms of recommended criteria, I would opt for looking for strongly appreciating areas and not just monthly cashflow.

Another job (which doesn't seem DIY) estimate he's provided me is bringing out a stucco wall - this home is 100 years old and the wall is made of this:Outer most later stucco type of cement, wire mesh, plywood, 3 inch beam every 16 inches, thin wood pieces rubs horizontal with 1/5 gap and then stucco inside (this stucco grade is different from outside)The wall is just after the entry door to the right and if I open it up, I'll have a larger space to place a shoe cabinet and stool.

If I'm in your shoes, I would keep tabs on comparable sales in my areas (I believe Zillow lets you setup alerts for sales in your target areas) and use those as your best measuring stick for figuring out your own value.
