I contacted the hoa about fixing roof asap and also other owners nothing been done yet till today they keep giving fake promises. anyway, the tenant seems wanting to take advantage of the situation she called me once qnd said both her son and grandson slip and felt and she called ambulance and they are ok.

Covering the mortgage isn’t an issue, but I’m considering factors like: Multi-Family: House hacking would help offset costs right away, but I’d likely need to put money into renovations upfront.Single-Family: Easier move-in with no immediate renovations needed, plus potentially lower tenant turnover once I rent it out For those who have been in a similar situation, what did you choose and why?

Do you need to empathize with the seller and their situation?

Call the credit card company, and let them know the situation.

Things to consider when buying a new build are appliances, fans, blinds, and back yard landscaping; sometimes we can get appliances included, it just depends on the situation.

Explain your situation, your looking to "get in" and would love to just buy em a coffee and pick the brain of a local "pro" for a bit if possible.
