I just should have left that information out in general as it steered the whole conversation away from the question about tips on investing with partners and it seems like the thoughts is to start off investing on my own and then go in on future properties with them.

I think the creative answer here is if you get one of those driving school cars with 2 steering wheels and 2 sets of pedals.

I'm curious if anyone has used 1800Accountant and if they would stay steer clear or if it's a situation where they offer pretty standard services in the world of virtual CPA firms that have CPAs with direct real estate experience to dedicate to real estate investors. 

For the most part, I have been steered towards private or hard money loans rather than traditional lenders.

This creates so much positive leverage without much riskbut buying a retail priced asset, like much of the real estate market today, and putting market priced debt on it seems like the opposite - higher risk without an exciting upside I would not do the same now.Leverage is great, I don't care about even 7% rates, it's the retail asset prices that make me steer clear

A hardware consultant I work with always steers us away from black finishes for this reason.As far as Amazon light fixtures . . . just make sure they are UL listed. 

.- Community immediately chimes in to steer poster away from spending this much on guru nonsense when info is available freely on BP.- Throwaway account gets annoyed at great advice offered by community.- New accounts (1 or sometimes lots) flood the comment leaving weirdly similar reviews - not just for each individual guru, but like the same type of review for EVERY guru.

You can't really control that aspect of the investment, but you can control other numbers and steer the investment to positive cash-flow.
